Review the agreement before opening a signer
A lease is a consequential agreement, so do not choose the signing method before checking the document. Confirm the parties, property address, rent, deposit, start and end dates, responsibilities and any attached inventory or schedules. Resolve missing or inconsistent terms with the other party first.
Lease formalities can vary with location and the type or duration of the instrument. Some transactions require witnesses, notarization, registration or execution as a deed. This tutorial explains a file workflow, not whether your particular lease satisfies those requirements.
Confirm the accepted execution process
Ask whether the landlord or agent wants a managed signing invitation, a certificate-based signature or an ordinary visually signed PDF. If they supply a platform link, use it unless they agree otherwise. Do not move the document into another tool solely to avoid creating an account.
For England and Wales, HM Land Registry's electronic-signature guidance illustrates why property-document formalities and accepted signing workflows matter. It is not a worldwide rule for every tenancy.
Sign an accepted lease PDF
- Save the final agreed file, including required schedules and attachments.
- Open Way2Sign and select the supported document.
- Read all pages and find your signature, initial, printed-name and date fields.
- Use Draw, Type or Upload to create your own visual signature.
- Position it in your designated signing area; do not fill another party's signature field.
- Add the required name and actual signing date, and check any form values.
- Download the complete result and inspect every page before returning it.
Do not add a witness signature on their behalf. If witnessing is required, follow the applicable witnessing procedure and the recipient's instructions.
Handle countersigning and revisions carefully
Agree who signs first and how the final copy will be distributed. A visual-signature tool does not manage a signing order or certify that every party has completed their part. Ask for the final fully executed version rather than retaining only your own intermediate copy.
If terms change, identify the revised agreement and arrange fresh acceptance. Avoid merging an unrelated page into a signed lease or silently replacing a schedule. For certificate-signed documents, general conversion or merging can affect validation.
Keep a useful record
Retain the unsigned agreed source, your returned copy, the final completed agreement and relevant correspondence. Use descriptive filenames and a storage location you can access later. Keep any official execution or notarization records provided by the required process.
When Way2Sign is not the right process
Way2Sign adds visual signatures and text; it does not notarize, witness, verify legal identity or produce qualified electronic signatures. Use a qualified professional or the recipient's prescribed service when the instrument requires more. Read the legal guide before treating a visible mark as proof of enforceability.
Common questions
Can a tenancy agreement be signed electronically?
It may be permitted, but requirements vary by jurisdiction, instrument and recipient. Confirm before choosing the workflow.
Can I sign for my landlord too?
Do not place another person’s signature without proper authority. Each party should follow the agreed execution process.
Should I keep only my signed page?
Keep the complete final agreement and its required attachments, not just a cropped signature page.
